People usually ask me “how much” and mean one number. With Hungary there are two: the money you invest and get back later if the fund does well, and the money you spend. Here is both, checked on 26 October 2026 against OIF, the OIF fee list and BRIDGES.

The investment

OptionAmountLockReturned?
Real estate fund units (MNB registered)from EUR 250,000at least 5 yearsthe units are yours; value depends on the fund
Donation to a higher education institutionfrom EUR 1,000,000noneno

BRIDGES gives EUR 250,000 as about USD 290,000. The donation route exists in law, but BRIDGES calls it rare. For almost everyone the real choice is which fund.

A note: the fee list shows general residence permit fees and does not name the guest investor permit in that section. I apply the general rows, and I would confirm the exact amount when filing.

Costs on top

BRIDGES lists these as extra, without official figures:

  • the fund’s entry fee and annual management fee;
  • legal or adviser fees;
  • certified Hungarian translations (OIF accepts translations by OFFI, the official translation office);
  • health insurance, which is proven at the visa stage;
  • travel to the consulate and to Hungary for fingerprints.

I do not quote numbers for these, because funds and firms set their own. Ask for every fee in writing before you sign, including what happens to your money if the visa is refused.

The five-year lock and the exit

The units must stay in a blocked securities sub-account for at least five years. If you extend the permit after 10 years, OIF requires that you still hold the units. So plan the exit together with the entry. BRIDGES describes a case of planning the redemption after five years without losing the permit. What you get back depends on the fund’s results. BRIDGES names illiquidity and market risk as the main risks.

Example budget

For one investor, the official minimum is EUR 250,000 plus EUR 110 for the visa plus HUF 26,000 for the permit filed online. Everything else in the list above comes on top and varies. For a family the investment stays the same, and each relative pays their own permit fee and documents.

Before you pay a commission

If you hold a Russian passport, read the section on sanctions in the complete guide first. BRIDGES reports cases where people paid large commissions for a route that could not work for them.

Questions and answers

Is the EUR 250,000 lost?

No. It buys fund units that you own. They must be held for at least five years, and their value can go up or down. The EUR 1 million donation is not returned.

How much are the government fees?

The guest investor visa costs EUR 110. OIF's general fee list gives HUF 26,000 for a residence permit filed through Enter Hungary, HUF 39,000 in person and HUF 26,000 for an extension.

Does the amount grow with family size?

Not according to BRIDGES. One EUR 250,000 investment covers the investor, and the family applies for family reunification permits, each with its own fees and documents.

What else should I budget for?

Fund entry and management fees, lawyer or adviser fees, certified translations, health insurance and travel. These are not published officially, so ask for them in writing.
